The Nanea Ocean Villas Vacation Ownership Plan is structured so that owners may purchase an “undivided” vacation ownership interest deeded fee simple in the entire project and receive an allotment of points or “HomeOptions” either every year or every other year.  The total collection of units in the project is real estate that represents a grand total of 3,098,581,502 points or “HomeOptions”.  For example, if an owner wanted to purchase enough points to be able to reserve seven nights in a 2BR Resort View unit every year, they would purchase 148,100 Resort View HomeOptions which would be a 148,100/3,098,581,502 fee simple deeded interest in the project. Departing from traditional timeshare plans that offer 1/52 and 1/104 deeded interests in specific units, which guarantee seven night stays within a specific size unit, the Nanea ownership plan was designed to offer owners the ability to reserve any number of nights in any size unit thus offering more flexibility to better customize vacations year to year.  However, in some rare instances vacation ownership interests were sold with rights that automatically reserve a specific unit for a specific seven-night week every year.

HomeOptions are either sold as “Ocean Front Points” or “Resort View Points”.  There are 32 3-bedroom Ocean Front units and 16 2-bedroom Ocean Front units that make up the allotment of Ocean Front Points that may be purchased.  There are a total of 342 1- and 2-bedroom Resort View units.  Owners of Ocean Front Points have a reservation priority to Ocean Front units and are entitled to reserve any number of nights up to 14 nights in any Ocean Front unit between 12 months and 8 months prior to a check-in date.  Of course, an owner may reserve more than 14 nights if they have enough points, but may only do so with a separate reservation that conforms to the 12-8 month reservation priority restrictions. All HomeOptions and StarOptions owners may reserve Ocean Front units less than 8 months prior to check-in subject to availability.  Similarly, Resort View Points owners have a 12-8 month reservation priority for 1- and 2-bedroom Resort View units.
